AF Bostäder inaugurates Troja – New Kämnärsrätten is complete!

October 19, 2026

Since construction began in 2016, students have brought life to the welcoming neighbourhoods of New Kämnärsrätten: Proto, Sagoeken, Hippocampus, Pireus and Rhodos. With Troja as the crowning achievement, a total of 1,800 students from around the world can now enjoy the world's best student life in an affordable and attractive living environment that supports studying, wellbeing, the climate and biodiversity.

“Together, the neighbourhoods of New Kämnärsrätten represent one of Sweden's largest investments in sustainable student housing,” says Henrik Krantz, CEO of AF Bostäder. “We have replaced 700 one-room apartments in older four-leaf clover buildings with 1,200 modern apartments. As many of these are designed for sharing with friends, the new neighbourhood can accommodate 1,800 students – 1,100 more than before. At the same time, we have modernised and improved our housing offering, reduced our energy consumption and lowered our maintenance costs.”

Troja is AF Bostäder's largest housing development since the 1960s. The neighbourhood consists of seven buildings, ranging from three to seven storeys, which together enclose two green courtyards. The buildings feature rendered façades in soft, earthy tones, with details in silver and gold corrugated metal cladding. Troja offers a total of 312 apartments for around 500 students, including one-room apartments for those who prefer to live alone and shared apartments for groups of two to four friends. Many apartments have their own balcony, while the larger apartments are equipped with dishwashers. The area also has a dedicated bicycle repair room.

“Troja will be our greenest and most natural housing area yet, with outdoor spaces designed to benefit wildlife, insects and natural rainwater drainage,” says Henrik Krantz. “We have minimised paved surfaces and instead created wildflower meadows, gravel paths, wooden walkways and barbecue areas with timber decking. Seating areas feature both natural logs and benches with built-in insect hotels. By carrying out excavation and earthworks with care, we have preserved a large number of mature trees and shrubs. We have also planted more than 60 varieties of new trees, shrubs and other plants.”

“With every new neighbourhood at Kämnärsrätten, we have aimed to surpass our previous achievements in every aspect of sustainability, from healthy living environments and biodiversity to energy efficiency and carbon footprint calculations,” says Henrik Krantz. “Thanks to effective insulation and extensive solar panels, Troja's energy consumption is just 80 per cent of the maximum permitted under new-build requirements. The construction's carbon footprint is approximately 170 kilograms of carbon dioxide equivalent per square metre of gross floor area, made possible in part by the use of lower-carbon concrete cast on site for the building structures.”

“Troja is a fitting finale to a neighbourhood that will make a positive, forward-looking contribution to student life in Lund for many years to come. We would like to extend our sincere thanks to everyone who has planned, designed and built, followed our progress, supported and encouraged us, and shown patience along the way. A special thank you goes to all the students moving in and filling the new neighbourhoods with life and joy,” says Henrik Krantz.
